Can the Seller Help Pay My Closing Costs?
Yes. FHA guidelines may allow the seller to contribute up to 6% of the purchase price toward eligible closing costs and prepaid expenses. The amount must be written into the purchase contract and cannot exceed the buyer’s actual allowable costs.
Does an FHA Loan Require Mortgage Insurance?
Yes. FHA loans generally include an upfront mortgage insurance premium and an annual mortgage insurance premium that is usually collected as part of the monthly payment. How long the annual mortgage insurance remains depends on the loan term and the original down payment. I explain these costs upfront so buyers can compare FHA with their other financing options.
When Should I Get Preapproved for an FHA Loan?
It is best to get preapproved before you begin making offers. A preapproval helps you understand your price range, estimated payment, down-payment needs, and potential closing costs. It can also uncover documentation or credit issues early, giving us time to address them before you find a home.
