Once your offer is accepted, several important steps take place behind the scenes. My job is to help guide you through the process, answer your questions, and keep everything moving toward a successful closing.
Submit Your Loan Application
If you haven’t already completed your mortgage application, this is the time to do it.
I’ll review your information, collect any remaining documents, and get everything submitted for processing as quickly as possible.
Order the Home Inspection and Appraisal
Your Realtor will help schedule the home inspection, and I’ll order the appraisal through the lender.
These are two separate steps that serve different purposes.
The inspection helps you understand the condition of the home, while the appraisal determines the home’s value for the lender.
Underwriting
Once your loan application is complete, it moves to underwriting.
The underwriter reviews your income, assets, employment, credit, and the property to make sure everything meets the loan requirements.
It’s common for the underwriter to request additional documentation. If that happens, don’t panic—it’s a normal part of the process.
Final Approval and Closing
Once all loan conditions have been satisfied, your loan receives final approval and closing can be scheduled.
Before closing, you’ll receive a Closing Disclosure outlining your final loan terms and the amount you’ll need to bring to closing.
I’ll review everything with you before closing day so there are no surprises.
