What You’ll Need for a Mortgage Pre-Approval

A pre-approval is more than a quick prequalification. We verify your income, assets, credit, and debts so you have a much better idea of what you can actually qualify for before you start shopping.

Please supply immediately:

Last 30 days of paystubs
Last 2 years of W-2s
Last 2 months of bank statements — complete statements with all pages, not screenshots
Photo ID
Authorization to pull credit
Last 2 years of tax returns if self-employed or required based on income type
Retirement or investment statements if those funds will be used
Documentation for Social Security, pension, child support, disability, or other qualifying income
Information on any real estate you currently own

Please do not send screenshots of bank accounts, pay information, or transaction histories. Screenshots generally do not provide all of the information needed to properly document your loan file. Please send the actual PDF statements or documents whenever possible.

Pre-Approval vs. Prequalification

A prequalification is generally based on information you provide.

A pre-approval goes further. Your income, assets, credit, and debts are reviewed and verified, giving you and your real estate agent a stronger starting point when you’re ready to make an offer.

The sooner we receive your documents, the sooner we can get your pre-approval completed.
